Renting a property is big decision for individuals, couples or groups of people. You want to be sure the property is comfortable, has all the features you require, is in a good location and is safe. Many people rent the first property they view. This can be an expensive mistake. Before you rent a property there are certain factors you should consider. There are many potential problems with rented accommodation that don’t become obvious until you move in. If possible bring along a plumbing service provider, electrician, tradesman or other building professional to the viewing, who will give you an honest assessment of the condition of the building you are interested in renting. They will quickly notice any faults or suggest improvements that can be made before you move in.

Services and Appliances

It’s important to fully understand what you are getting when you sign a rental agreement. Some of these agreements only cover the very basics such as the property itself. Others include much more. Find out if services such as waste disposal, parking, security systems, broadband and other services are included in the agreement. If not, find out how much extra these will cost. Your safety should be your main concern before you move in to a new property. Make sure there is a high quality security system and smoke detector system in the building you are viewing. If you move into an apartment block, there should be adequate security measures in place to prevent members of the general public entering the apartment block area. If you decide to rent a house, make sure people can’t access the back of the premises and that it has proper security features.

Finally find out what you can do with the property while you live in it. Some landlords are strict about what you can and cannot do with their rented property. Others are more lenient.
