While we all want our house to sell relatively quickly when we put it up for sale, there can be many reasons why you might need to sell your home as soon as possible.

Whether you’ve already found your dream home and need to find a buyer in order to secure it for yourself, or you’re moving overseas and need a quick sale to move on with your exciting plans. 

Selling your house can often feel as though it’s all out of your control, you leave your home in the safe hands of your estate agent and wait for ‘the fates to align’ and the right buyer to turn up at the right time. But thankfully, it isn’t always so out of your control as you might think.

There are plenty of things you can do to help sell your home as quickly as possible, the key is to always stay proactive. But we’ve got some helpful tips for you, to help you sell your home quickly. Let’s take a look!

  1. Have a spring clean
    Before you even put your house on the market, you want to make sure it’s in tip top condition, ready to be photographed at it’s best angle! Have a thorough spring clean, make sure you declutter your spaces as this can really help a potential buyer ‘imagine’ living there themselves – this is much harder to do in an overfilled room. It’s also a good idea to try to modernise spaces where you can afford to do so. Even just painting over dated wallpaper or painted walls with a neutral white or cream can really brighten up a space, and make it more of a blank canvas
  1. Be realistic about the price
    If selling quickly is your goal, then it’s all going to come down to getting your price right. Do your research and have a look online to see what else is on the market in your area at a similar specification. Try to look at your home objectively and honestly when trying to work out it’s worth. Then get a few different opinions from various estate agents – it’s recommended to get your home valued by at least three different agents. And even if you do want to sell quickly, you don’t necessarily need to go with the lowest quote you get. We recommend going with a quote somewhere in the middle, you can always lower this if you then feel as though you’re not getting enough interest.

  1. Find a good estate agent
    Finding a good estate agent can be tough! Sometimes it’s nice to get a personal recommendation from a friend or family who’s recently had a good experience selling their home. If you don’t know anyone who’s recently moved, then we’d recommend looking at reviews online. 
  1. Try to be flexible
    Once you’ve found a good agent to work with, then it’s time to trust their expertise and be as flexible as you can. What do we mean by that? Well, you may have in your mind set ideas about how you want your house to be priced, when you’ll want to schedule viewings and how and where you want your house to be marketed, but it’s important to be flexible with these preconceived ideas. Afterall, they are the experts, so if they suggest pricing your house as ‘Offers in Excess of’ or ‘Guide Price’ then take their advice.

  1. Offer to do viewings yourself
    If you really want to sell your house as quickly as possible, then it’s a good idea to show prospective buyers around your house yourself. Who knows it better than yourself anyway? You can passionately tell them all the things you love about living in your home, which estate agents might not have even been aware of. It can also be difficult to pin down an estate agent at a time which is also convenient for a prospective buyer, so if you’re able to do viewings yourself then you’ll increase your chances of a quick sale. If you want to make things look professional, then why not take a leaf out of new build show homes, where they offer disposable overshoes to everyone at the entrance of the property.
  2. Be your own best advert
    Even when your home is up for sale in the safe hands of an estate agent, there’s absolutely no harm in being your own best salesperson too! Tell anyone and everyone that you’re trying to sell your house, share it on local Facebook groups, tell your neighbours, friends and family. You just never know who might know someone looking to buy in your area.
